What Affects Price

Why two plots of the same size can differ in price

Sector and location

Sectors near Giga Mall, Central Boulevard and Lignum Tower (A, F, G) trade at the top of the range, while quieter sectors (H, J) are the most affordable.

Corner, park and boulevard facing

Corner, park-facing and boulevard-facing plots usually sell for roughly 10–15% more than an inner-street plot of the same size.

Plot vs built house

A built house is priced on its plot value plus construction quality, age and design. Newly built modern houses fetch the highest premiums.

High-rise floor and view

In towers such as Lignum Tower, higher floors with open views and corner units cost more than lower floors, and finished units cost more than grey structure.

Rental Returns

Rental yield in DHA Phase 2

Overall rental yields are estimated at 5–7% per year. Apartments near markets and schools rent fastest.

  • Apartments in Sectors A, C and G attract professionals and small families
  • Lignum Tower units are popular with overseas owners renting to tenants
  • Family houses in Sectors B and E rent to long-term family tenants
  • Guest houses in Sector H serve short-stay demand
  • Commercial units on GT Road and Central Boulevard rent to brands and offices
  • Affordable flats above shops rent quickly to students and couples
